Although many commercial leases require the tenant to maintain and repair the leased premises, some leases are "full service," gross, or modified gross leases in which the landlord must perform certain maintenance, repairs, and replacement duties. Landlords also should periodically inspect the leased property in order to ensure tenants are complying with the terms of the lease and the landlord is keeping up with preventative maintenance items.
