Lorimont brokers represent buyers and sellers in the acquisition and disposition of multi-family investment assets. Currently, we have no multi-family inventory. Below is a sampling of our past multi-family investment transactions.
Multi-family real estate, while residential in nature, is a commercial investment business. A price is only a starting number; the ultimate value is determined by cash flow quality, debt capacity, tax consequences, risk, and exit timing. That is why multi-family transactions should be handled by a broker trained in financial analysis, such as a Certified Commercial Investment Member (CCIM).
Investment analysis is critical. A competent broker should underwrite the asset the way a buyer, lender, and equity partner would: rent roll integrity, loss-to-lease vs. gain-to-lease, expense load, capital expenditures, debt service coverage ratio (DSCR), loan-to-value ratio (LTVR), cash-on-cash return, internal rate of return (IRR), and net present value (NPV) are all relevant. In other words, not just a snapshot cap rate.
CCIMs are trained to build that model, test assumptions, quantify how financing and taxes change returns, and explain the numbers in the language investors actually use. That analysis changes outcomes. It supports a defensible asking price, screens unqualified offers, structures terms that protect net proceeds, and keeps negotiations focused on yield rather than emotion. In a market where lack of experience and small calculation errors in occupancy, concessions, interest rates, or hold period can erase years of equity, analytical skills are absolutely necessary.
