Shawnee Center’s anchor tenant, Station West
will be the first of several businesses to open in Cape’s newest
retail and office development, located at Highway 74 (Shawnee Parkway)
and Silver Springs Road. The
kitchen, bath and decorating showroom’s relocation to the new center
is evidence of west Cape’s continued growth in retail and office space
development.
Shawnee Center contains
more than 27,900 square feet of newly constructed commercial lease space
and is being constructed by the Rebel Group LLC.
Tom Kelsey, commercial
real estate broker and President of Lorimont Place, Ltd. has been
retained to do the leasing in the newly constructed development. Kelsey
said presently 54% of the new center is under contract for lease.
Tenants include Station West, Q- The
Audio & Video Store, which will also open in the next few weeks
and two other tenants who plan to make public announcements in the very
near future. Kelsey said he
is also in negotiations with several other companies for various sized
lease spaces.
Lease space sizes begin at 1,500 square feet up to
12,000 square feet. Kelsey
said his real estate firm will focus on retail, office, restaurant and
service oriented type tenants. The
developer will finish lease spaces to suit tenants and rental rates,
which will be very competitive, will vary depending on size and interior
finish requirements.
The Lorimont broker said interest in locating in
the Cape Girardeau area by retail businesses has steadily increased in
recent years. The fact that
Cape Girardeau County leads the state in per capita retail sales with
over $1.2 billion in retail sales during 2001certainly has been a factor
with many of those retailers.
The high traffic and visibility location of Shawnee
Center has already attracted several potential rental prospects that
like the close proximity of I-55, new Technology
Center, Central High School,
Westfield Shopping Mall and Siemer’s Drive retail corridor. The new development is also situated adjacent to Southeast
Missouri Hospital’s future West Campus project consisting of 26
acres along new Mount Auburn Road south of Highway 74.
