EMERSON ELECTRIC FACTORY IN KENNETT ON THE MARKET

A 271,800 square-foot manufacturing
facility located in Kennett, Missouri formerly occupied by
Emerson Electric is being marketed by a Cape Girardeau, Missouri
commercial real estate company according to Emerson Electric
corporate officials.
Lorimont Place, Ltd. Commercial Real Estate has been appointed
the exclusive broker to handle the property that once employed
hundreds of workers in the bootheel town.
Lorimont’s President and Broker, Tom Kelsey
said that the company is no stranger to working with finding
buyers and tenants for commercial properties. “We have sold 9
large industrial buildings in the Southeast Missouri area
representing nearly 1.5 million square feet within just the last
few years,” Kelsey said. All of the other sold properties are
located within the Southeast Missouri region. The company has 15
years of experience in sales and marketing with commercial
properties. Kelsey has been involved in real estate most all of
his life, licensed as a Missouri real estate broker since 1974.
Lorimont Place Ltd. will use similar
marketing and networking procedures that have been used with
other industrial buildings, along with contacting prospective
buyers to give the Kennett property adequate national exposure
and awareness.
Similar marketing and networking procedures for buildings that
have sold through the company include the Rowe Plant in
Morehouse, MO, which recently sold to Buchheit Trucking Co., and
the Dana Plant in Cape Girardeau, which recently sold to a Cape
tire distributor, Plaza Tire.
Even in the state of today’s economy,
available industrial buildings are slim in the entire Southeast
Missouri area, according to Kelsey. “Anyone looking for a good
industrial building in our area will most likely investigate the
usability of this property,” Kelsey said of the former Emerson
Electric building.
The company’s immediate strategy is to
implement a blitz like campaign to make all prospects aware of
this building opportunity. The property includes 271,800 square
feet of total building, 10,350 square feet of office area, 36
acres of property, and up to 18’6” of ceiling heights. “Our
motto is, ‘There’s a buyer for every piece of property, you have
just to get it in front of them,”’ Kelsey said.
Other efforts will include working with local, regional
and state economic development agencies.
