The former Edward's Sportswear building, one of Cape
Girardeau's largest industrial properties has been leased, according to
Tom Kelsey, broker with Lorimont Place, Ltd., who was involved with the
transaction.
The 104,825 square foot structure situated on 5.3
acres at 334 N. Broadview, has been acquired from the Edwards family on
a long term lease with an eventual purchase arrangement by Russell
Gadberry, who also owns Steel Structures, a commercial construction
company.
Plans include subdividing the building into smaller
segments for lease storage and warehousing sections. Gadberry, who has
been involved in the design and construction of metal buildings and
various other storage projects, has plans for the operation to be one of
the largest controlled environment warehouses in the region. Large
multi-tenant climate controlled warehousing has been very popular in
other areas, although availability, until now has been limited in the
Southeast Missouri area.
The new operator hopes to attract local and regional
users to this new facility and will offer a variety of sizes and
services. Negotiations with some prospective tenants are already
underway. The large fenced and lighted parking lot that at one time held
more than 300 employees cars will also be utilized for outside rental
storage of automobiles, RV's an other equipment.
The Broadview building for many years housed Ralph
Edwards Sportswear; a Cape Girardeau based apparel manufacturer. It was
later used by Tri-Con Industries for automobile seat manufacturing up
until about 6 years ago, when the operation was moved to Mexico. Various
other businesses have used portions of the building for short term
warehousing since that time.
Kelsey with Lorimont Place, Ltd. represented the
owners, the Edwards family in the transaction and Kim Baker with Town
& Country Realty was Gadberry's agent.
